Small Space, Big Impact
What room has the biggest return on investment after renovation? Believe it or not, the bathroom. According to Remodeling Magazine’s ‘cost vs. value’ report, a modest bathroom remodel will recoup up to 75% of the cost upon resale.
Owner and Senior Designer at Port+Quarter, Michelle Miazga says “one of the single biggest things you can do for your home, whether selling or staying put, it to bring your bathroom up to date.”
Miazga adds that because they’re small, bathrooms unfortunately cost a lot to reno per square foot, however the money spent will add exponential value back into your home.
You might think about saving money by hiring a professional to refinish the tub and spruce up existing cabinetry with a coat of paint and new hardware. Miazga says that “if you stick with classic white sinks, toilets and tubs and add flair with tiles, paint and accessories. Trends come and go so for more longevity opt for trendy accents and linens.”
Other immediate big impact changes include rethinking the bathroom mirror. These are undefineda great focus point and by choosing a grand frame or mirror with integrated lighting – the ambiance of the bathroom can drastically improve.
From lighting you can move to texture. There are many new wall treatments that can add a richness and spa feel. Even a new shower curtain or artwork can have a huge impact on a small space.
